He had been self-employed for over 30 years. He successfully built his business all while raising four children who are now out of the house and raising their own families. He contacted me hoping to access equity he had built in his home over the years, to consolidate debt, and get some cash to do home improvements. It started out easy enough, but we ran into a few roadblocks.
As we got into the process, we received our title search back; we had some old IRS and State taxes owed. We needed to find a way to work around these issues because this loan was going to save Tom thousands monthly.
At first, the resolution seemed simple. We were doing a cash-out refinance to consolidate debt, so we planned on paying the taxes off at closing, which was what he was going to do with the money anyway.
Not so fast said the underwriter.
This is a little technical, paying the debt was fine, but there was a little section on the loan application that asked a bunch of yes and no questions. One of the questions was, are you delinquent on any federal debt. Since Tom was delinquent on “state” debt, the underwriter wanted that box marked yes, which resulted in the decline of the loan.
I called the VA directly to discuss the situation and get their take. They agreed with me that he is not in default of any loans since they are being paid by our loan. That loan closed last week, and I was able to save Tom’s family thousands per month.
When I talk about fighting for you, I mean it literally. These things come up all the time. If you aren’t working with someone capable and competent, you could be in trouble. I pride myself on turning those no’s into a yes, and I’m looking for another fight!
