September 19, 2019It pains me how often people are denied their dream home because a lender or agent doesn’t feel like putting in the time and energy necessary to make it a reality. A lot of time in my industry, if something doesn’t make complete sense upfront, Loan Officers won’t “waste” their time trying to figure it out, especially during busy times!
Kevin and I met when he was looking for a home for his family. He worked two full-time jobs to support them and build a better life for them. He worked at job one from 5:30 AM to 1:30 PM, and then job two from 3 PM to 11 PM. Between the two, Kevin made over $80k. He and his family were renting a modest home and wanted to buy a modest home they could call their own. The problem was that he spoke with four lenders who all told him no, and one went as far as asking for a resume? Thankfully, he found his way to me.
I could tell early on in our call that no one gave him the time to talk through things and find a plan for him. I spent time with him and went through as much detail about the jobs as possible: what exactly he did at each, what times he worked, how long he had been at each, etc.
All of this is relevant when people have multiple employers. Then I put Kevin to work. I needed him to send his documents to me so I could review and calculate all income figures and make sure it lined up. He did exactly what I asked. After I checked it all out, I discovered Kevin had two jobs that complement each other. One was a morning shift, the other was an evening. He worked five days a week at both, and each has different days off. This income was acceptable, and Kevin was able to start searching for homes.
In his case, he was turned away four times before getting to me. He did what I ask everyone to do – keep calling until you get someone who is going to take the time for you. If someone is working for you, they should arrive at an endpoint either approved OR with a plan to execute for you to get you approved. Don’t stop until you find the person that will fight for you.
